Scope:

T2 were engaged by Total Access to provide scaffolding services for the large-
scale renovation and renewal of the AIA Building in Takapuna, Auckland. This significant
project including installation of scaffolding around the entire building to allow the project team to remove all wall panels and access inside the building. This building was five floors above the ground as well as a basement level. There were four sections of scaffolding required for this project, one on the South elevation and three on the West elevation of building.

There was a range of technically complex scaffolding required for this build which included construction of monorail- hanging scaffolding, birdcage cantilevered scaffolding and stairwell scaffolding. T2 Scaffolding constructed the framework at top of building for the shrink wrap and worked to the design engineer specifications to construct and install a monorail which enabled the team to lift and remove panels via the scaffolding and safely lower to the ground. Construction of the monorail involved large sections of scaffolding – up to 50m long, being hung on trusses which were 28m high. This required meticulous precision, expertise and skill to execute safely and successfully. The whole basement needed to be propped up with heavy duty back-propping, to support the weight of the building. To enable works inside the building and avoid any floor damage from the scaffolding legs, the T2 team constructed trusses via eight towers spanned 50m apart to hang the scaffolding legs off the ground.

Outcomes:

The interior scaffolding and three of the four external scaffolding were completed within required timelines. One deadline was missed due to the extreme weather, but with a revised methodology for dismantling, T2 expects to make up time to ensure deadlines are met. The scaffolding on this project was successfully delivered to budget.
